PROJECT DETAILS

Koontz Corporation Construction was hired by Methodist Healthcare Systems in May of 2011 as a Construction Manager at Risk for design and construction of this 3-story, 35,460 square foot stone clad tilt-wall medical office building located adjacent to IH-35 on the northern edge of downtown San Antonio.

The challenges associated with this project were identified as an established budget, a constrained site with many unknown utilities, known hazardous materials, partial street closures on all four sides, and an accelerated time frame where the first tenant, Broadway Bank, had to be up and operating by March 31, 2012.

Through an intense preconstruction effort alongside the Design Team and Project Manager, the project was brought into budget, and a fast-track design, permitting, and construction schedule was developed to open the facility March 31, 2012.

Construction began the last week of June, 2011 with the clearing of the site and the removal of known hazardous soils. Some fifty days of inclement weather were overcome during construction do to the commitment of Koontz Corporation Construction and its Subcontractors. The Methodist Gateway Building and Broadway Bank successfully opened their doors to the public the last week of March, 2012.
